Non-Waiver- Should the owner waive his rights to enforce any breach of this Agreement, that waiver shall be

waiving his rights to enforce the breach. The owner shall not have waived his rights to enforce any breach unless
he agrees to a waiver in writingP
- As written, this Agreement constitutes the entire agreement between the Tenants and Owners. They have made no
further promises of any kind to one another, nor have they reached any other understandings,

- Washing or drying of clothes is to be done inG
the basement only and only if laundry facilities are currently provided.
Utilities are separate and are the tenants responsibility except for water which is included in the rent.

our meter that are not in your unit, such as but not limited to basement and hall fixtures due
to the age and construction of the building.

times until the last day that the tenant is liable for rent under

- You must contact Wisconsin Gas 874-3350 and Wisconsin Electric 221-3333 to have the heat and lights turned on and
placed in
your name at least 48 hours prior to moving in. Failure to do so may result in the unit being without heat, hot
water or electricity
Lead Hazards- All properties built prior to 1977 may contain base coats K
of lead bearing paint. The soil in all urban areas,
due to automobile emissions contain lead. Lead has been proven to cause severe health problems to a small percentage of
children under seven. It is
a specific requirement of this rental agreement that the tenant follows these precautions:
- Maintain unit in a clean, dust free condition, including window wells. This requires regular housekeeping,
- Avoid dM
amaging painted surfaces.
- Prevent all children from chewing or sucking on woodwork, window sills, trim and any other painted surfaces.
- Prevent all children from peeling and eating paint chips or damaging
painted surfaces.
- Prevent all children from playing next to the sides of the building.
- In the event of any peeling flaking or otherwise damaged surfaces, the tenant is required under the terms of this
agO
reement to notify the owner immediately, in writing, by certified mail of the condition. Owner will reimburse the tenant
for the cost of the certified mail.
The above simple precautions will greatly reduce
the risk of elevated lead levels in children. Milwaukee Health Department will provide additional information upon your request.
Repairs - For repairs you must call our office at 643-5635 or send a written reqQ
uest to P O Box 245, Eagle WI 53119. Failure to contact us for repairs is a violation of this rental agreement. Tenant agrees to notify owner immediately, by certified mail, of conditions which represent a se
rious health or safety problem. Owner will reimburse tenant for cost of certified mail
- Our maintenance workers are not permitted to accept repair request. -You must call or write the office.
- Tenant shall S
be responsible for all repairs required because of damage done by the tenant, their children, their pet, or their guest or caused by the tenants inefficient control of the premises, or caused by the activities
of the tenant.
- Tenant agrees to file a police report for all damage caused by others and provide owner with copy of police report within
14 days. If the tenant fails to file police report it shall be rU
ebuttably presumed that the tenant was responsible for damage
done to the unit.
-Tenant agrees to do all minor maintenance. Any item that can be installed by a person with normal skill and which the
cost o
f the material is less than five percent of the monthly rent will be considered minor under the terms of this agreement.
-Tenant is responsible for all drain and toilet stoppages occurring after the first 30 daW
ys of occupancy, except those which
the drain cleaner will attest in writing were caused by defective plumbing, tree roots, or acts of God. Please remember that
drains and toilets will not accept things
such as paper diapers, sanitary napkins, tampons, children
s toys, grease, table
scraps, clothing, rags.
-The landlord may , at his option, elect to make repairs that are the tenants responsibility, and bilY

Security Deposit The security deposit will be refunded, less damages and unpaid rent and charges within 21days after the
date of surrender of the premises.

orsara por los gastos de la carta certificada. El Departamento de Salud de la Ciudad de Milwaukee le proveera mas informacion sobre esto.
